In Class Practice

There are over 400 homeless people currently in Guilford County, according to WFMY News 2, and with nightly frigid temperatures the need for housing and shelter becomes even more critical.

And that will hopefully be mitigated by Greensboro’s new affordable housing plan.

Oakwood Park, an apartment complex of 16 units for families that earn at or below 30% to 50% of Guilford County’s average income. Ten are for those earning 30% or less, and six are for those earning 50%. These apartments are going to have rent prices adjusted to those income levels, and for the size of the apartment.

The project has been funded by 1.7 million dollars from the city of Greensboro and 2.6 million dollars by an award from the North Carolina Housing Finance Agency.

These apartments are going to help families in need in Greensboro, but is it going to be enough to make an impact?

In Greensboro, the average rent price for a two bedroom apartment is 1,285 dollars, according to WFMY News 2. In Oakwood Park, a two bedroom, two bathroom apartment will cost 217 dollars per month for a family earning under 30% of the average income. And for those earning under 50% it will cost 756$.

Car prices have also risen 40% in recent years, with salaries in Guilford County below both the state and national averages, only increasing by 6.3% in 2022, compared to an 8.1% increase nationally.

With a lower rent, families will be able to save more money each month or use it for other necessities. But, these apartments won’t be completed for over a year. According to the city, construction is expected to begin in early summer, and will take up to 12 months to complete.
